Understanding the New House and Commercial Property Construction Process is vital for making informed decisions. We’ve categorized it into two phases:

  1. PRE-CONSTRUCTION
  2. CONSTRUCTION

PRE-CONSTRUCTION STEPS

1. Design plan selection OR Custom Plan creation

This is the most vital aspect of home construction. When you embark on a large-scale project, such as building a house from the ground up, you need a thorough plan for the space. A home building plan helps you to break down the area into smaller spaces and anticipate the features of the different parts. You will need the expert guidance of our professionals such as architects, civil engineers, and
interior designers to create a comprehensive home plan that matches your needs and vision.

2. Budget Estimation

The next step of the house construction process is budget estimation. We know that building a house is a considerable investment involving setting aside a budget. After you have the building plan ready, we provide the details to our building estimator. He will estimate the cost of materials, type of machinery, and labor needed to complete the project. Based on this, the estimator will provide an approximate budget amount that you will require to complete the construction process. If, at the time, your financial capability is limited, you can proceed with a loan from a financial institution. Taking care of such things in advance will ensure there is no cash crunch situation.

3. Land Acquisition

Another fundamental requirement in the new house construction process is to acquire a suitable piece of land. For this, you must consider many factors, such as the size of the house, the number of bedrooms required, location, and more. For instance, building a new house in the city Centre is a much more expensive venture as compared to constructing a home on the outskirts.

4. Documentation

Many buildings are demolished daily due inadequate documentation and evidence of proof of ownership. So, before you begin the house construction process, ensure you have the relevant authorities’ permission. Your registration documents must be up-to-date to avoid any legal hassles later on. Make sure you obtain a document showing the purchase of the acquired land appended by the legal
authorities and the transferor. Also, ensure you have all the necessary documents, such as structural reports, architectural drawings, certificate of undertaking by a civil engineer, etc.

CONSTRUCTION STEPS

1. Land Preparation / Site Clearing

The land you have acquired for building your house or any other building is called a ‘site.’ In most cases, especially where the land has been abandoned for several years, it is likely to have many trees, other unwanted plants, and debris. So, as the first step of the house construction process, we must get rid of these as they may obstruct the construction.

2. Laying the Foundation

The foundation is the lowest part of the building, where it meets the soil. In other words, it is every building’s invisible structure. And indubitably, this foundation must be the strongest to erect a tall building over it. If the foundation is weak, it will not be able to hold the house’s weight, resulting in a collapse. Our Construction engineers understand this and, thus, put their best efforts in terms of human resources and materials to build the foundation. They level the site and dig holes and trenches for laying a house’s foundation.

3. Plinth Beam and Slab

Once the foundation has been laid, the next step involves reinforcing it with a plinth beam and slab, which is added on top. This is done to give additional strength to the foundation and protect it from cracks and blows. It also helps the foundation to stay intact in the event of an earthquake. A structure prone to water seepage is not ideal for constructing a home. Hence, waterproofing at the plinth level is also a vital activity. Our experts’ engineers use standard waterproofing chemicals to eliminate water seepage.

4. Superstructure

A plinth level is the level of the finished floor. Any structure above the plinth level is called the superstructure. This superstructure offers support for the beam and the slab. For instance, columns are a part of the superstructure that helps to distribute and hold the load mounted on the foundation. These columns are constructed up to the slab and help to transfer the load directly to the soil underneath. Our architect’s team will mark and construct the columns as per the approved house plan.

5. Bricklaying

Bricklaying is the next step in the new house construction process. This is where the visible part of the house is constructed. Depending on your choice, you can choose from bricks or concrete blocks to erect the walls. The structure of the doors and windows is carved out when erecting the walls.

6. Lintel and Roof Coating

After the walls are ready, the lintel has to be constructed on the top. Just like the plinth, a lintel is a beam placed across all doors and windows to serve as a support for the load of the structure placed over it. Once that is done, the next step is roofing. Roof refers to the uppermost layer of the house that covers the entire structure and protects it from the outside environment

7. Plumbing and Electrical Wiring

The new houses being constructed these days have concealed wires and pipes. This is because these pipes and wires are successfully installed during the construction stage only. Thus, they are hidden between the walls and the slabs. This helps to enhance the overall house aesthetics.

8. Exterior and Interior Designing
